REA vs PEA vs REN in Malaysia: What’s the Difference?
If you are buying, selling or renting property in Malaysia, you may come across three common terms: REA, PEA and REN.
Although all three are part of the real estate industry, they have different roles, responsibilities and levels of professional registration.
REA — Real Estate Agent
A Registered Estate Agent (REA) is a fully registered real estate professional under the Board of Valuers, Appraisers, Estate Agents and Property Managers (LPEPH/BOVAEP).
An REA has completed the required professional qualifications, including at least a diploma in estate agency, undergone years of practical training with logbook submissions, and successfully passed rigorous competency requirements involving project writing, professional assessments and strict oral interviews covering real estate laws, estate agency practice current topical matters and etc. Most importantly, beyond carrying out estate agency work, an REA holds professional responsibility and supervisory authority within estate agency practice.
An REA may also employ and supervise up to 50 RENs/PEAs to assist in their estate agency practice, subject to LPEPH requirements.
REAs carry full professional indemnity and are responsible for the actions of all PEAs and RENs under their supervision.
In short: REA is the highest level of professional registration among the three.
PEA — Probationary Estate Agent
A Probationary Estate Agent (PEA) is a professional who has progressed through the estate agent qualification pathway and is completing the required practical experience and competency requirements towards becoming an REA.
PEAs gain valuable hands-on experience under the supervision of a registered estate agent.
In short: PEA is an important step towards becoming a fully registered REA.
REN — Real Estate Negotiator
A Real Estate Negotiator (REN) plays an important frontline role in the property industry, assisting with activities such as property marketing, viewings, client communication and negotiations. Majority of the RENs are listed
RENs operate under the immediate direction and supervision of a registered estate agent and are not authorised to practise independently of the estate agency firm.
In short: REN is an important part of the estate agency team.
